Efficiency without compromise. The 12m frontage requires a tighter plan — every square metre needs a purpose.

Background

At 12 metres of frontage, the plan is constrained compared to the wider lots in the series. The design challenge was to produce a result that feels spatially generous despite the smaller footprint — a common challenge for mid-range development lots in Medan.

Design Challenge

Plan efficiency on a 12m frontage: fitting all required rooms, maintaining reasonable proportions for each, and still producing a facade that reads as designed rather than squeezed. The narrower the lot, the harder it is to achieve spatial quality.

Architecture Solution

WE Arsitek used a two-bay plan with a central staircase, allowing the ground floor to remain open while the upper floors gain their own privacy. The facade composition uses a projecting upper volume to give the house presence at the narrower frontage.
