A three-generation family — from grandchildren to grandparents — needed one home that works at every stage of life: space for the kids on the ground floor, private quarters for the parents on the second, and a quiet sanctuary for the grandparents on the third, with direct access to a small hydroponic garden above the roofline. One specific technical requirement shaped the third floor: reflective insulation beneath the concrete roof deck to push back Medan's extreme tropical heat load and keep the grandparents' retreat genuinely comfortable year-round, without over-relying on air conditioning.

Vertical zoning by life stage and privacy. First floor: open, connected, generous — where the whole family gathers. Second floor: private quarters for personal space. Third floor: the grandparents' quiet retreat with sky and garden above the city.

JA House is one of WE Arsitek's largest residential projects — an 800 m² home in Cemara Asri, one of Medan's premium neighbourhoods. The client needed a single house that could genuinely work for every member of a three-generation family: grandchildren, parents, and grandparents, all under one roof with different privacy needs and daily rhythms.

Design Challenge

Designing one house that works for three generations without any floor feeling like a compromise. Clear separation per generation — each with its own privacy and rhythm — while keeping strong family connection through shared spaces on the ground floor. And a real technical constraint: Medan's tropical heat loads a three-storey concrete structure significantly. Without deliberate thermal design, the grandparents' top floor would be the hottest room in the house.

Architecture Solution

WE Arsitek structured JA House around vertical zoning — each floor with a distinct character matched to its occupants. The ground floor opens generously: no hard partitions, the whole family able to breathe and gather. The second floor steps back to private quarters. The third floor is the grandparents' own world. Thermally, a reflective insulation layer beneath the concrete roof deck deflects Medan's solar load before it reaches the living space. The staircase and floor-to-ceiling voids that connect all three levels were designed as the architectural centrepiece — not infrastructure, but the space that makes three separate zones feel like a single home.

Outcome

Three generations under one roof, each with the privacy they need and the family connection they wanted. The grandparents' third-floor retreat stays comfortable through Medan's heat season. The hydroponic garden above the roofline — accessible from their floor — is the kind of detail that only happens when architects and clients solve a brief together rather than around each other. The client's verdict: the house became soft, warm, and welcoming.

JA House is WE Arsitek's largest completed residence — 800 m² across three floors in Cemara Asri, one of Medan's most sought-after addresses. The architectural brief was specific: one home for grandchildren, parents, and grandparents, each generation with its own privacy and its own floor. The ground floor opens wide for family life. The second floor holds private quarters. The third floor belongs to the grandparents — a quiet retreat, insulated from Medan's extreme tropical heat by a reflective layer beneath the concrete roof deck, with a hydroponic garden above the city. What made this project demanding was not the scale. It was designing three distinct living environments that still felt like one home.
